Community FAQ

Yes, there is both an application fee and an administration fee required as part of the leasing process. The application fee is $65 per person, and each individual aged 18 or older who will be residing in the apartment home must complete an application and submit this fee. In addition, there is a $250 administration fee per apartment home. Both fees are due in full at the time the application is submitted. Please note that both the application fee and the administration fee are non-refundable.

We offer two security deposit options to provide flexibility. Applicants may choose to pay a traditional refundable deposit equal to $500 and up to 1 month's rent. Alternatively, you may enroll in our deposit alternative program, Obligo, which allows approved applicants to pay a smaller, non-refundable fee in place of a large upfront security deposit, helping to reduce move-in costs. The fee for the Obligo program is credit-dependent and will vary based on the option selected after your application has been approved.

Yes, we do offer a deposit alternative option. In place of a traditional refundable security deposit, approved applicants may choose to enroll in our deposit alternative program, Obligo. Yes, renter’s insurance is required for all residents. Our community requires each leaseholder to maintain a minimum of $100,000 in personal liability coverage. Proof of insurance must be provided at the time of lease signing and maintained throughout the entire term of your residency. Additionally, your policy must list our community as an “Interested Party,” “Party of Interest,” or similar language.

Rent is due on the 1st of each month. A five-day grace period is provided, and any outstanding balance after this period will be considered late. Late fees are assessed on the 6th of each month and are equal to 10% of the base rent.

Rent payments can be made conveniently through our online resident portal, LOFT, which allows you to securely submit payments at any time.

Utilities are not included in the monthly rent. Water and sewer services are billed in arrears through our utility management provider based on your individual usage, as each apartment home is individually metered. Electric service is provided through Dominion Energy and must be set up in the leaseholder’s name prior to move-in.

Each lease holder will receive a parking pass, with one vehicle allowed per leaseholder and a maximum of three vehicles per apartment home. Replacement parking stickers are available for a fee of $25. Additionally, the community offers designated guest parking for visitors.

Qualified Service Animals and Support Animals are always welcome and are exempt from fees and deposits, but verification through PetScreening is required. Please note that aggressive breeds are not permitted, including Doberman Pinschers, Rottweilers, Akitas, Alaskan Malamutes, German Shepherds, Siberian Huskies, Staffordshire Terriers, Boxers, Presa Canarios, Chow Chows, Wolf-Hybrids, Mastiffs, Cane Corsos, Great Danes, and Pitbull Terriers. While we do not offer furnished apartment homes, we do partner with local companies that provide furniture rental packages, and we would be happy to share those options to help make moving in as convenient as possible.

In addition to standard resident parking, the community offers boat and trailer parking for $45 per month, subject to availability. Detached garages are also available for rent at $225 per month, subject to availability. For visitors, the community provides designated guest parking, including spaces for overnight guests.

Applying for an apartment is simple and completed entirely online through our website. Anyone 18 years or older who will reside in the home must submit an application through our website. At the time of application, each applicant is required to pay a $65 application fee. Additionally, there is a one-time $250 administrative fee per apartment.

All applicants must have a combined verifiable source of income in accordance with current community guidelines, being no less than three (3) times the rental rate. Our credit reporting agency evaluates credit and rental history against indicators of future rent payment performance. An unsatisfactory or insufficient finding may result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate.

Yes, a guarantor may be accepted if required. The guarantor must meet the full qualifying criteria, including a verifiable source of income in an amount no less than five (5) times the rental rate. The guarantor must meet the criteria throughout the entire duration of the applicable lease period.

Applicants must present a valid government issued photo identification card for each person age 18 years and older that will be living in the apartment. After the application is submitted, all applicants will receive an email with a secure link to a 3rd party income verification portal for all applicants to upload proof of income. To verify income, PDF earnings statements (paystubs) covering the 4 most recent weeks downloaded directly from the payroll website are required. For bank statement submissions, 3 most recent bank statements are required.
